One of the most common questions we hear is "can you fix this, or do I need a new one?" The answer depends on age, repair history, and specific symptoms. Here's a clear guide to knowing when it's time to replace rather than repair.
Age: The Starting Point
Water heater age is the first thing we look at. Here are typical lifespans in Los Angeles (slightly shorter than national averages due to hard water):
- Tank water heater: 8–12 years (well-maintained), 6–8 years (unmaintained)
- Tankless water heater: 15–20 years (descaled annually), 8–12 years (neglected)
You can find your unit's installation date on a sticker on the unit itself, or decode it from the serial number (the first 4 digits are usually the year and week of manufacture).
Clear Signs You Need Replacement
- Rust or discolored water: If your hot water is rusty or orange-tinged, the tank interior has corroded. No repair can reverse internal corrosion — replace immediately.
- Leak from the bottom of the tank: A leak from the tank body (not from fittings or valves) means the tank has failed. There is no repair for this — only replacement.
- Persistent rumbling despite flushing: If your tank has been flushed and still rumbles loudly, the sediment has hardened and the tank floor is damaged. Replacement is typically more cost-effective than continued repairs.
- Repair cost exceeds 50% of replacement: A general rule: if a repair estimate exceeds half the cost of a new unit and the unit is over 7 years old, replacement is usually the smarter investment.
- Multiple failures in a short period: A water heater that has needed repairs twice in a year is telling you its remaining lifespan is short. Budget for replacement.
- Heat exchanger failure (tankless): The heat exchanger is the most expensive component in a tankless unit. If it fails and the unit is over 10 years old, replacement is usually cheaper than repair.
When Repair Makes Sense
- Unit is under 7 years old (tank) or under 10 years old (tankless)
- First time the unit has needed repair
- Repair is a common, low-cost component (thermocouple, thermostat, element, T&P valve)
- No rust, no tank leak, no discolored water
